The escrow process for foreigners purchasing real estate in Mexico is a crucial step that ensures a secure and smooth transaction. This process provides a neutral third party to hold funds and documents until all contractual obligations are fulfilled, protecting both the buyer and seller. 

Initially, once a buyer and seller agree on the terms of the sale, they typically enter into a purchase agreement. At this point, the buyer deposits an earnest money payment into an escrow account. This deposit demonstrates the buyer’s commitment and secures the property for them while due diligence is conducted. 

The escrow agent, generally a notary public or a specialized escrow company, plays a significant role in managing the transaction. Their responsibilities include verifying the legitimacy of the property title, ensuring there are no liens or encumbrances, and confirming that all necessary documents are in order.
